Corporate Park Sheetz update

TROY — The I-75 Corporate Park located off County Road 25A is coming to life with the construction of the first Sheetz location in Miami County.

The Pennsylvania-based company is developing nearly 12 acres in the business park with plans to open the location in time for Thanksgiving, according to a press release from Bruns General Contracting. The location is part of the company’s growth plan for Western Ohio. In 2022, the mid-Atlantic convenience chain announced plans to open 20 locations in Dayton within five years.

The I-75 Corporate Park is a 255-acre mixed-use project being developed by Bruns General Contracting with Bruns Realty as its agent. The park is set up for retailers like Sheetz on its outermost lots, and larger, industrial companies further into the property. It can accommodate more than 1.5-million-square-feet of real estate under roof.

A trio of local businessmen formed an LLC to purchase the property – previously part of the 600-acre Statler Farm – in 2009 and Bruns announced plans for its use in 2021.

“The Sheetz project is a sign that national tenants realize the property’s vast benefits when it comes to its location and the demographics within its reach,” said President of Bruns General Contracting, Steve Bruns, in the release. “Its location along I-75 and County Road 25A gives national retailers like Sheetz a front-row advantage to hundreds of motorists a day. We expect that excitement to soon be mirrored by larger users, such as health care, industrial, and R&D, needing to reach key supply chain partners within one day’s drive.”

More than 54,000 vehicles on Interstate 75 drive past the park’s property each day with about 11,000 traveling along County Road 25A. One-third of the park’s roadways are constructed, but the land remains fluid, meaning parcels can be created to fit a user’s need. Bruns considers this flexible approach as one of its greatest strengths when attracting companies.
