The inspection will uncover any habitability issues in the home that would have otherwise been unknown. You will receive a written report of the inspection.

What is the “inspection period?” Inspection periods typically last seven to 15 days. If the results of the report reveal habitability issues, you may ask the seller to make the repairs, have checks issued to the repair companies at closing or reduce the sales price.

The home seems fine, do I really need a home inspection? The home may appear to be in perfect shape, but some problems are difficult to spot: leaks, termite damage, foundation issues, poor ventilation, or faulty wiring.

When should I schedule the inspection? Schedule your inspections immediately after your offer is accepted. If you need to request any habitability repairs, this needs to be completed before the end of the inspection period.

What about home insurance? Once you have a signed contract, start looking for insurance providers. Your lender will typically require evidence of insurance coverage before they approve your loan and set the closing.
